Utilize BIM for cost management, construction management and facility management

Building information modeling is not just limited to the planning and design phase; however, it is utilized throughout the building life cycle. The contractors are responsible for managing the entire building process in an efficient manner and BIM is the most potential tool that makes them winner in this task. Considering the magnitude of the construction process and prior to the presence of the BIM in the architectural engineering and construction industry, project management was a strenuous and tedious task for the contractors.
The concept of the application of BIM in the construction industry came into the picture only in the 90s. Since then and till date it has been continuously assisting the industry in simplifying the complex process of construction.

Contribution of BIM in cost management: The modeling services helped in the development of the 3D models which are quite essential to get the clarity on the project. The generation of the 3D models opened a path for the further development of BIM. Its importance was well realized by the BIM experts and that enabled them to develop it further. The basic 3D model was then extended to 4D and 5D with the addition of fourth and fifth dimension to it.



The 4D BIM helped the contractors by allowing them to know the exact time needed to finish the project with the addition of ‘time’ as a fourth dimension to the 3D model.

Similarly the 5D model helped them to understand the total amount of money needed to complete the entire project by adding fifth dimension that is ‘cost estimation’ to the 4D model. This became possible due to the calculation of the material take offs. Material take offs is a list of complete materials, equipment and resources needed in the process. Knowing the cost of the project before its actual execution is a big advantage to the contractors. So 5D BIM is well optimized by the contractors in the cost management of the project

BIM helped in construction and facility management:When the contractors already knew that how much time and money is required in the building project, they optimized 4D and 5D BIM for appropriate construction management. Issues like proper allotment of the resources and equipment became quite easy for them and this helped in the management of the entire construction process.

Facility management became possible because of the storage of the construction related information in the model. If the building owners find any issue in the construction later on it can be rectified by knowing its exact location with the help of the model.

So building information modeling assists not only the contractors, engineers and the architects but the owners as well.
